The Fieldstone Group

Meet Fieldstone Group

Douglas Elliman's highest producing team in Connecticut, The Fieldstone Group is ready to work on any real estate transactions north of New York City.  Partnering with Douglas Elliman Real Estate, the most renowned global luxury real estate brand, provides The Fieldstone Group access to unparalleled expertise and resources. From backcountry compounds to beachside cottages, our local knowledge of every neighborhood and community in Fairfield County allows us to offer an exceptional real estate experience that is tailor-made to every client's individual needs.

Founded by top realtors Scott Elwell (the highest producing agent in Greenwich under 40) and Beverley Toepke, both focusing on Greenwich, CT, together, this team has received many industry awards and accolades, including top placement in the prestigious Wall Street Journal's REAL Trends, Inc. our first year out!

Through a continued trend in buyers looking at more than one town and sellers wanting more exposure in New York City, The Fieldstone Group has expanded its team to cover all of Fairfield County. We now consist of agents that live and breathe specific local communities in Connecticut.  We do not feel one agent can cover a large territory properly, but understand the value in working with one group under one umbrella.  Whether working with Beverley Toepke in Greenwich, or John Bainton in Darien, or Tuck Keating in Westport, we have locals that understand the ins and outs of each corner, street and community.

Scott Elwell

The highest producing agent under 40 in Greenwich CT, Scott Elwell was born and raised in Greenwich, attending Greenwich Country Day School. Scott not only knows Greenwich real estate intimately, he also has extraordinary knowledge of search engine optimization and online marketing, two of the most critical factors in today's real estate environment.  With degrees in both Economics and Computer Science form Trinity College, and an MBA from the University of Wisconsin-Madison (concentration in Real Estate), Scott offers an educational background and perspective shared by few in the field.

Beverley Toepke

Originally from London, England, Beverley Toepke has ranked consistently among the top 5% of Greenwich real estate agents. With 20 years of experience in the Greenwich real estate industry, she has developed a broad-based and loyal clientele. Known for her extensive market knowledge, analytical abilities, ties to the community, and strong professional network, Beverley is exceptional at matching buyers and sellers. Additionally, she is an accomplished negotiator who is lauded for her tenacity and scrupulous attention to detail. Because Beverley has lived on three different continents including the U.S., she understands the complexities of local and long distance relocation.

John Bainton

Fairfield County native and currently living in Darien, John Bainton has owned and managed his own real estate investment properties for over a decade. Before entering the real estate industry, John worked as a consultant helping distressed and insolvent businesses and as a Senior Risk Analyst in the re-insurance business. You may have spotted him on HGTV's "House Hunters Renovation" TV show where he renovated one of his homes. John is passionate about real estate and assists clients through all of their residential real estate needs. Whether you are buying, selling or renting a property, John can help you.

Tuck Keating

Tuck Keating is a Greenwich native and active community member who joined Douglas Elliman following an 18 year career with The Royal Bank ofScotland. There he worked as an analyst in the Mortgage Finance group and was responsible for tracking positions in the secondary market, providing research to customers, and maintaining an internal document management system.  A transition to residential real estate perhaps was inevitable given that Tuck's strong suit has always been his people skills. He learned acute attention to detail, unparalleled customer service, and a results-oriented mindset out of college while employed with The Four Seasons Hotel - Boston but it's his endearing nature and adherence to The Golden Rule that leave a lasting impression.

Michele Ferguson

Michele Ferguson Nichols has been a Realtor in Fairfield County since 2003, specializing in Wilton, Weston, Ridgefield and Redding. Through Michele's extensive involvement in the Wilton community, where she and her husband David have raised their 3 children for over a decade, she has built a network of local resources to help clients through all stages of the listing, buying, and settling-in process. Michele came to The Fieldstone Group after more than 10 years at the top-producing realty group in Wilton, where she quickly established herself as a strong performer. A former New York City resident, she has a particular ability to connect with people moving in to Fairfield County from outside the area. A graduate of UNH, Michele honed her marketing and communications skills in a former career in Marketing/PR for the insurance industry.

Color Forecasting for 2015: Fifty Shades of Grey

50-Shades-of-Grey-PosterGone are the days when you could simply call your real estate agent to list your home and have it be as simple as a tour with them to review how lights and the alarm system worked. As one client getting ready to list their home said to us this week while knee deep decluttering 20 years of home life and considering quite a robust proposal from a stager that includes painting out rooms and staging 13 of them, "This is more than we ever thought about!" It can certainly be overwhelming.

But here's the rub: If you are trying to attract buyers who are young families and particularly young families living or influenced by sophisticated city life such as Manhattan, you need to have them open the door to your home with a sensibility that resonates with them.

Creating a feeling often starts with the color palette. So what colors are going to be popular in home design in 2015? In the past year, we have seen a preponderance of white, ivory, and grey--- all shades. This color combination was established by the the big furniture vendors--Restoration Hardware and their linen look, Mitchell Gold and their white and grey showrooms, Johnathan Adler with his white pottery... the list goes on and on.

Like many things, color trends in interior design tend to cycle. Our review of 2015 trends shows that the neutrals will still be a mainstay but color will make a return. And not just any color. Bold colors, including pinks and purples as seen in the new fabrics of China Seas and bedding of Matouk (carried at Lynnens in Greenwich) will be popular along with Mediterranean blues that are reminiscent of the church tops in Santorini.  Miles Redd, (a longtime favorite of Robin's) is always one to watch, and is working in palettes of the 1960s colors.  Alessandra Branca, believes that colors inspired by the Renaissance will return.

Speaking of color shades, and specifically, Fifty Shades of Grey--the long anticipated movie is now playing at the Greenwich Bow Tie Cinema .  On Valentine's Day, you can see it as early as 10:45 a.m. or catch the last show at 9:45 p.m.

What are the Pros & Cons of Buying a Newly Constructed Home - Greenwich Time - Scott Elwell

scott

Greenwich Time - November 7, 2014

Having just closed on a newly constructed home for one of my clients, I have had a recent experience that included both positives and negatives typically seen in a new construction purchase.  The obvious positive about buying a brand new home is that the buyer is purchasing a home that no one has ever lived in.  The paint will be fresh, the wood will be clean, the appliances will be in mint condition, and the house will be brand new.  With a newly-constructed home, you also get modern layouts, which normally include high ceilings, open floor plans and a fair bit of architectural focus on layout and flow.

On the flip side, there are some drawbacks to buying a newly-constructed home that buyers might not realize.  In addition to price (material costs are increasing and labor in this area is not inexpensive), one downside of buying and moving into a new home is that there can be minor issues that pop up since the house hasn't been lived in.  A fuse that pops, a window that sticks, some cracks in the paint, an outlet that breaks - these are all minor items that can and will happen to the first owners when they buy a brand new home and "break it in."  Houses are complex structures and without actually living in them, it is extremely hard for a builder to iron out every single kink.  This applies for even the best builders in the industry and is the reason that buyers have warrantees. When you buy a newly-constructed home, don't be worried if there are minor issues to work out within the first few weeks and months of ownership.
